Bugs fixed
Tenant Record, Credit Control page - list not refreshing after deletion of credit control action record.
Manage Pictures screen - error when trying to change order of pictures where there are more than 8 pictures for the object. Code also corrected for renumbering of remaining pictures after deletion of a picture.
Enquiry record - advertise flag criteria missed in code for matches, resulting in a different number of matches to that shown in the waiting list. Tick box added to Matches page enabling user to include properties that are currently not being advertised, for example, because they have a current tenancy.

New Features/Enhancements
Tenant Standing Order from Tenancy Charging Record - ability to create a tenant standing order using the details for a tenancy charging record has been added to the software. To use this option, open a tenancy record and go to the Tenants/TCRs page. Double-click on a tenancy charging record, listed at the bottom of this page, to go into the editing screen where you will find the "Create standing order" link.
Landlord Statements - option has been added to include the name of the paying tenant in with the transaction details for tenant receipts. When this option is selected, the transaction details will appear as "Tenant Receipt, Smith, John" instead of just "Tenant Receipt".
Guarantor Letter Stencil - this document template has been added to Document Manager and is available when creating a document for a tenant object.
Safety Certificates report - fields have been added to this report to show details of the name and telephone number(s) of the landlord and current tenant(s) for each property.
Tenancy record, Tenants name field - the contents of this field, used to control how the name of the tenant(s) on a tenancy is displayed in the Tenancies list, can now be edited by the user.
Bugs fixed
Rent Charge Calculation - last rent charge of a tenancy charging record was not being created where the TCR was set to charge in arrears and the final rent charge was for a part period so that its due date was after the Valid To date of the TCR.

New Features/Enhancements
Energy Performance Certificates - ability to record EPCs has been added to the software via an option on the Properties menu.
Surf4aProperty property portal - facility has been added to create CSV file for upload of property data to the Surf4aProperty website. Advertising your properties on the Surf4aProperty website is FREE - all you have to do is create an account with them and upload your data. See the option on the Properties menu.
'Advertise' field - an advertise field has been added to the property record that controls whether a property appears in the Properties To Let list and Waiting List. This field can be used to advertise a property even when it has a current tenancy: an option has been added to the Tenancy Expiry Reminders list to re-advertise a property when it appears on the list, i.e. when the current tenancy is approaching its end.
'Display' field
Display field added to records allowing user to determine how names appears
in lists and other dropdowns used throughout the system.

Credit Control - 'Other actions' tab added to Credit Control entry screen, showing other credit control actions recorded for the tenant or tenancy, to aid use.
Properties list - When the column header of the 'Address' column is clicked on, properties are now sorted on the actual address shown, not on the street as previously. This has been changed for the sake of consistency throughout the program.
Property record - 'Current tenant' dropdown removed from Main page of property record, as this duplicates information on the Tenancies page and removal gives additional space.
Tenancy record - function removed that automatically updates tenant addresses when tenancy record is saved. User is now asked if they want tenant address to be updated.
Memo records - memo records table removed. Functionality now catered for by being able to assign reminder records to a user.
Tenants list - copy record option added.
Suppliers list - copy record option added.
New report - Nominal Movement report added to Nominal Reports.
Add Picture - now remembers previous path used when adding picture in preference to 'PICTURES' shorthand folder.
Tenancy receipt - when Property is selected, Tenant dropdown now defaults to first tenant in list based on tenant account code, not surname.

Select Business screen - changes to business name etc were not updating the list entries on the Select Business screen.

Bugs fixed
Refund Wizard - error messages displayed when running the Refund Wizard for tenant, supplier and Agency refunds.
NRLS Return report - this report was generating figures for expenses and tax for non-resident landlords for whom the deduct tax at source checkbox, in the landlord record, had not been ticked. Expenses and tax figures are not required in the Return for these landlords.

New Features/Enhancements
Paid records - major changes have been made to the way the software records allocations between invoices and receipts and payments using paid records. Much of the system has required some rewriting to enable use of these new format paid records but, as these are internal changes, the user will not see any difference in the software interface.
Credit Control - major revisions have been made to the Credit Control options, including improved screens.
Note: The credit control assessment can now optionally be carried out when the system starts and pening credit control actions shown on the "Things To Do List". Users need to select which basis they want to carry out credit control assessment on by selecting either "Tenant" or "Tenancy" in the Global Defaults option, Tenants tab, on the Settings menu.

Post Rent Charges - the Post Rent Charges screen (Tenancies menu) has been revised. The "Create what?" dropdown, previously at the bottom right of the screen, has been removed and replaced by the "Post charges" and "Create demands only" buttons at the top of the screen. The controls concerned with changing the due date of selected rent charges have been replaced by a single "Change Due date" link that will take the user to a screen where a new due date can be entered. We are much indebted to Julian Godfrey for his suggestions.
Reminders/Events - event records have been removed from the system and are represented instead by a reminder record having a "pending" or "completed" status. Existing event records will be converted to completed reminders. The Reminders list, and the Reminders page on the record for a property, tenant, tenancy etc, have been revised to enable the user to view pending and/or completed reminders. Event reports have been removed from the system.
Bugs fixed
Landlord Statements - various corrections have been made to the treatment of transactions when statements are printed as various transactions were printing with incorrect values in the Movement on Tenant Balances section of the statement.
Microsoft Word - we have reverted to the old program code we used to use when "talking" to Microsoft Word as the revised code was generating errors when used with Microsoft Word 2007. The old code appears to work just as well with the new version of Word.
Bank Reconciliation - the option to unreconcile transactions has been revised and corrected. This option was previously unreconciling all transactions with the selected reconcile date, not just those for the selected bank account.

New Features/Enhancements
Check rate-based commissions - date range selection reverted to two date box controls to allow for selection of any period.
Agency Detail, Ledger page - shortcut menu changed - markup invoice option removed, create invoice/credit note option added.
Picture Manager - option added to Utilities menu. All picture controls revised.
Reminders - now have an associated user so that they can be allocated to a specific user if user records have been created on the system. At start-up reminders are checked for the logged-on user if applicable.
Tenancy types - now have associated user code to control creation of tenancy expiry reminder.

Property Defaults option - this new option has been added to the Properties menu. The option lets you set the text labels used to describe the user-defined memo and text fields on screen and in reports.
Safety Certificates - 'Failed' added as an option for certificate status to indicate failure of the safety check. Notes field added.
Things To Do List - can now be opened from File> Open menu as well as appearing at start-up.
Job Filter - enhanced to include additional filtering as in Properties list filter.
Portfolio Filter - enhanced to include additional filtering as in Properties list filter.

Landlord Statements - incorrectly reporting VAT on landlord credit notes in Main section and not including VAT on tenant transactions in VAT Summary section.
Print Remittance Advice - Now runs via form to enable report editing (Special Report). Error 'M.csbus_logo not found' fixed.

New Features/Enhancements
Country
A country field has been added to the address details for the following records:
The country field for these records will be initialised to "United Kingdom (GB)".
The inclusion of the country in an address is controlled by a setting in Settings> Global Defaults. This setting can have one of 2 values:
A list of countries can be accessed via Settings> Lookup tables.
Safety Certificates
Records for gas and electricity safety certificates can now be added and maintained
via the Safety Certificates option on the Properties menu.
A new reminder type, "Safety certificate expiry", has been added to reminder types. A reminder that a certifcate is due to expire will be created a set number of days before the certificate expires. This number of days can be set using Settings> Global defaults. The default value is 30 days.
Tenancy record - Reminders page
A Reminders page has been added to tenancy records. The user can use this page
to mange reminder and event records for a tenancy.
Reminder Schedules
A reminder schedule enables the user create a "batch" of reminders
for an object starting from a particular date. Each reminder schedule consists
of 1 or more reminder types, each of which is set to create a reminder on a
number of days after the start date.
Reminder schedules are managed via the File> Open> Reminder schedules option.
Reminders can be created from reminder schedules using the button on the Reminders page for the following records:
SMS Text Messaging
A new option, FASTSMS, has been added as a provider of SMS email to text services.
SMS text messages can now be sent to Contact records.

Credit Control - new credit control entries can now be added as single entries in addition to being added as follow-up entries, completed entries can now have their details edited. The number of pending credit control entries due for processing will appear on the Things To Do list at start-up if this option is selected in Popup Control.
Posting Rent Charges - rent charge can now be edited from this screen in addition to the Rent Charges page of the tenancy record.
Bugs fixed
Posting Rent Charges - when posting rent demand only, demand was given invoice number. When later posting transaction, a different invoice number was being generated. Same invoice number is now used.
